TRADITIONAL SERVICE OF HOSTICASA REAL ESTATE AGENCY

INNOVATIVE HOST MANAGEMENT SERVICE

TRADITIONAL SERVICE OF HOSTICASA REAL ESTATE

This is the traditional real estate service, the one of a lifetime! We will find you tenants and draw up a contract that guarantees the viability of the rental. With this service, you will have to choose between one of the following modalities:

-Property owner marketing

-Tenant marketing

PROPRIETARY MARKETING

In this type of marketing, Hosticasa will charge the equivalent of 1 monthly fee to the owner. An initial contract will be made between the owner and the tenant for 1 year, which can be extended annually for up to 5 years. In addition, the deposit will be the equivalent of 1 monthly payment and it will be possible to access an additional guarantee.

Services offered:

-Marketing of the property

-Advice to the owner/tenant until the contract is signed

-Economic viability study

Face-to-face or electronic signature

-Default insurance budget, among other insurances, upon request of the owner

TENANT MARKETING

In this type of housing rental management, Hosticasa will charge the equivalent of 1 month’s rent to the tenant. An initial contract will be drawn up between the owner and the tenant for a period of one year, which can be extended annually for up to five years. In addition, the deposit will be the equivalent of 1 monthly payment and an additional guarantee will be available.

Face-to-face or electronic signature

-Default insurance budget, among other insurances, upon request of the owner

INNOVATIVE HOST MANAGEMENT SERVICE

With this innovative rental management service, Hosticasa will market the rental of your property and will follow up on it, taking charge of any possible incidents.

You will be able to choose from the following options:

-Management 10 months

-Intermediate Management

-Complete Management

MANAGEMENT 10 MONTHS

In this mode, Hosticasa will charge the equivalent of 15% of the monthly fee to the owner for 10 months. A contract will be made between the owner and the tenant for 1 year with annual extensions up to year 5. The deposit will be the equivalent of one month’s rent and an additional guarantee will be available.

In short, from the moment the rental contract is signed, Hosticasa will invoice and charge monthly the equivalent of 15% of each of the first 10 monthly payments.

This commission may be added to the basic rental price during those 10 months, so that the owner does not lose money. Moreover, we do not scare away interested tenants with fees – everyone wins with this service!

For example: if the monthly rent of the property is 500 Euros, the commission of 15% will be supplemented to that amount, becoming a monthly rent of 575 Euros of which Hosticasa will charge 75 Euros during the next 10 months for the management services.

The services offered with this modality will be the following:

-Marketing of the property

-Advice to the owner/tenant up to 10 months after signing the contract

-Economic viability study

-Default insurance budget, among other insurances, upon request of the owner

Face-to-face or electronic signature

-Treatment of owner/tenant incidents for 10 months

-Intermediation with insurance companies for 10 months

In addition, owners who wish to continue this service after 10 months will be charged the equivalent of 5% of a monthly fee. This commission will cease to be charged when the owner decides to stop using our services.

INTERMEDIATE MANAGEMENT

In this second type of long-term rental, Hosticasa will charge the owner the equivalent of 15% of the monthly payments during the first 10 months and 10% of the monthly payments during the following months.

An exclusive contract will be made with Hosticasa and a contract between the owner and the tenant. Initial contract for 1 year with annual extensions up to 5 years and a deposit equivalent to 1 monthly payment with an optional additional guarantee.

For example: if the monthly payment for the property is 500 Euros, the 15% commission will be added to that amount, becoming a monthly payment of 575 Euros of which Hosticasa will charge 75 Euros for the next 10 months for management services.

The services offered with this modality will be the following:

-Marketing of the property

-Advice to the owner/tenant up to 10 months after signing the contract

-Economic viability study

-Default insurance budget, among other insurances, upon request of the owner

Face-to-face or electronic signature

-Treatment of owner/tenant incidents for 10 months

-Intermediation with insurance companies for 10 months

In addition, owners who wish to continue this service after 10 months will be charged the equivalent of 5% of a monthly fee. This commission will stop

For example: if the monthly payment for the property is 500 Euros, the 15% commission will be added to that amount, becoming a monthly payment of 575 Euros of which Hosticasa will charge 75 Euros for the first 10 months for management services, lowering the rent to 550 Euros for the following months, where Hosticasa will charge 50 Euros.

The services offered with this modality will be the following:

-Marketing of the property

-Advising the owner/tenant

-Economic viability study

Face-to-face or electronic signature

-Includes Default Insurance

-Delinquency management, negotiations and eviction

-Owner/tenant incident handling

-Intermediation and claims with insurance companies

FULL MANAGEMENT

In the latter case, Hosticasa will charge the owner the equivalent of 15% of the monthly payments during the first 10 months and 10% of the monthly payments during the following months.

An exclusive contract will be made with Hosticasa and a contract between Hosticasa and the tenant. Initial contract for 1 year with annual extensions up to 7 years and a deposit equivalent to 1 monthly payment with an optional additional guarantee.

With this service, Hosticasa will invoice and collect the monthly fee from the tenant and make the monthly transfer to the owner. You won’t have to do anything!

For example: if the monthly payment of the property is 500 Euros, a 15% commission will be added to that amount, becoming a monthly payment of 575 Euros of which Hosticasa will charge 75 Euros during the first 10 months for the management services and will make the transfer to the owner with the remaining 500 Euros. The amount of the rent will go down to 550 Euros during the following months, where Hosticasa will charge 50 Euros. The owner never loses!
