WHAT IS CONSIDERED A TOURIST FLAT?
In the Region of Valencia, a flat for tourist use is any property that, after a municipal report approving its tourist use, is given to people in exchange for money, on a regular basis, for tourism and leisure purposes and in conditions of immediate availability.
If you rent your home on a seasonal basis, it will not be considered a flat for tourist use as it does not meet the requirements of the regulatory regulations. Neither will “hotel-apartment” or “hotel-apartment-residence” be considered flats for tourist use.

REGISTRATION OF THE HOUSE IN THE TOURISM REGISTER OF THE VALENCIAN COMMUNITY
In order to complete the registration of tourist flats in the Valencian Community, the owner must present a series of documents via the Internet or in person at the Valencian Community Tourism Registry.
It should be noted that each Autonomous Community has its own regulations in this regard.
The following must be included in these documents:
- Communication that the property will be used for tourism.
- Address and characteristics of the property.
- Declaration of responsibility for the availability of the property.
- Documentation of the interested party.
- Documentation of the property.
- Cadastral reference number.
- Security code and verification of the municipal report on town planning compatibility.
ADVERTISING AND DISTINCTIVE FEATURES OF THE PROPERTY FOR TOURIST USE
Advertising for housing must always meet the requirements of objectivity, reflecting in the digital channels, or whatever the media in which the housing is promoted, the exact characteristics of the property, as well as its conditions and the provision of services included.
In addition, they must include a distinctive sign on the door reflecting the status of the property as a tourist accommodation and its registration number.

DELIVERY OF THE TOURIST HOUSING TO ITS USERS
Once the registration of tourist flats in the Valencian Community has been completed, it is important to know the conditions under which the tourist property must be handed over to the users.
Tasks such as cleaning or maintenance of the property to keep it in good condition are vital at this point, as the property must be kept in a perfect state of habitability.
The users must, in their own conscience, respect the furniture and installations of the property.
In accordance with Royal Decree 235/2013 of 5 April, it is necessary for the owner to obtain the Energy Efficiency Certificate for the home that is to be used for holiday rentals, except for those homes that are rented for less than 4 months a year or whose consumption is 25% of what would be consumed annually.
The duration of the certificate is 10 years and it must be made available to the user if requested.
The certificate must be registered with the Valencian Energy Agency.
LISTING-REGISTRATION OF USERS OF TOURIST ACCOMMODATION
All tourist establishments dedicated to the accommodation of tourists are obliged to have a user’s logbook in which the different parts of the entrance of tourists are collected.
Each entry part must be signed by the users and stamped by the establishment.
Once the entry form has been completed, it must be presented to the competent authority within the first 24 working hours after the tourist enters the accommodation. Among the options for presenting these documents we find the delivery in person, by fax, or internet in the different web portals of the corresponding authority.
