HOW CAN I REGISTER A TOURIST PROPERTY IN ANDALUCIA?

APPLY FOR A FIRST OCCUPATION LICENCE
This document issued by the Town Hall must be requested by the owner of the property once the work is completed.
The first occupation licence certifies that the work has been carried out under the building licence, complying with the technical project.
Without this document, you will not be able to carry out the supply contract.
FORMALISATION OF THE DECLARATION OF RESPONSIBILITY
The second step to complete the registration of tourist flats in Andalusia that allows you to exercise the tourist exploitation of the property, will be to carry out a responsible declaration, in which the owner declares, under his responsibility, that he complies with the requirements demanded by the tourist regulations.
This Responsible Declaration must be included:
–Data on the property, including capacity reflected on the occupancy licence and cadastral reference.
–Details of the owner, address and contact.
–Details of the representative or the operating unit, if any.

REGISTER THE PROPERTY IN THE ANDALUSIAN TOURISM REGISTER
You must register your home for tourism purposes in the Andalusian Tourism Register, and you are obliged to notify the various municipal corporations of the registration and cancellation of the tourist entry forms.
Once the property has been registered, you will receive a registration code. This code must be indicated in any type of advertising or promotion of the property.
The code takes 15 to 30 days to process. However, you can start with the advertising and promotion of the property in this period.
WHY REGISTER TOURIST FLATS IN ANDALUSIA?
To be able to legally operate your flat or house for tourism, you must register your tourist property in Andalusia. This is because the creation of this register of collaborative economy housing facilitates the regulation of the offer, setting a series of general guidelines that guarantee an orderly service to guests.

–Cooling system when the operating period is between May and September and heating system in the period from October to April.
-The house must have a first aid kit.
–Tourist information on the area, in physical or electronic format, as well as leisure areas, shops, restaurants or health centres must be provided to guests.
-A complaint sheet and a sign announcing the complaint must be made available to guests in a visible place on the property.
-The property must be cleaned before a guest enters and after they leave.
-The provision of household goods and replacement sets is obligatory.
–A telephone number must be provided to the guests to attend to possible queries or to resolve any type of incident.
-To provide users with manuals for the use of household appliances or other devices.
–To inform users about the rules for the operation of the facilities.
REGULATIONS FOR TOURIST FLATS IN ANDALUSIA
The regulations governing tourist accommodation in Andalusia are Decree 28/2016, of 2 February, on homes for tourist purposes.
This law aims to ensure that the supply of tourist accommodation in Andalusia meets minimum common requirements. Some of the requirements in areas such as the health and safety of guests are to be ensured.
In addition, it is intended to eliminate unfair competition that may be produced by an increase in the supply.
According to the Decree, properties will be considered as tourist accommodation if they offer, in exchange for money, the service of accommodation in the Autonomous Community of Andalusia, for tourist purposes and on a regular basis.
To consider that there is habitability, as well as tourist purpose, the property must be promoted in different channels of tourist offer.
